What is a Short Sale?
If a homeowner can no longer afford to make mortgage payments and the home is worth less than what is owed, a short sale allows the homeowner to sell the home to pay off the mortgage. In a short sale, the lender agrees to accept an amount less than what is actually owed on the loan based on an approved financial hardship.
A short sale occurs when a negotiation is entered into with the homeowner's mortgage company (or companies) to accept less than the full balance of the loan at closing. A buyer closes on the property, and the property is then 'sold short' of the total value of the mortgage. This seems simple enough, but it is a complicated process that takes the expertise of experienced professionals.
